Shower Glass in Arabian Ranches 3

Home › Areas › Dubai › Arabian Ranches 3

Arabian Ranches 3 is the newest phase of the Ranches, and its bathrooms are at a different stage of life from the rest of the community. In Ranches 1 the glass can be well into its second decade; in Ranches 3, homes are still being handed over and finished, and the conversation is usually about getting the first installation right — an enclosure measured to the bathroom as it was actually built, in the system and finish the household chooses, rather than whatever the standard specification left behind. ShowerTubGlass covers Ranches 3 for shower glass in Dubai; the older phases are covered separately in shower glass in Arabian Ranches (1 and 2), because their work is mostly repair and upgrade rather than first fitting.

Send photos on WhatsApp with your cluster — Joy, Spring, Sun, Bliss or Caya — and tell us where the bathroom stands: at snagging, just handed over, or already lived in. The timing changes the advice: what can be planned today, what should wait until tiling and final levels are settled, and what can be measured straight away.

The Ranches 3 clusters

Joy, Spring, Sun, Bliss and Caya.

The five clusters share a stage rather than a single floor plan: new or nearly new family villas, each with a master ensuite and several secondary bathrooms, finished to a developer specification that treats every wet room much the same. That standard treatment is exactly what a handover changes. Once the house is yours, each bathroom can be specified on its own terms. The master ensuite may have the floor area for a hinged door with proper swing clearance, or for a fixed panel and door planned as one line. A children’s or guest bathroom may be tighter around the basin and WC, where a sliding panel keeps the entry inside the enclosure line. A bath that will be showered over daily may deserve a proper screen instead of the curtain the handover left you planning around.

The mistake to avoid at this stage is forcing one system through the whole villa for the sake of matching. Match the hardware finish — chrome, black or gold — across the house if you like; let each room’s system follow its own clearances, spray direction and users.

Glass at handover: measured to the finished room

Timing is part of the specification in a new community. A developer’s drawing shows the opening as designed; it cannot show the tile build-up as laid, whether both walls finished true, the exact floor line, or the space a door’s swing actually has once the basin and WC are in. Glass made to the drawing inherits every one of those differences, and the result is an enclosure that almost fits — a door that nearly meets its seals, a panel line that follows a wall that is not quite where the plan put it.

So the sequence in Ranches 3 runs: photographs and rough sizes during snagging, so the layout conversation can start early; measurement once the shower or bath area is tiled and its final levels are available; glass made to that measurement. If your snagging list includes the developer’s own glass — a standard screen that leaks at the edge, a door that does not close cleanly — send us the photographs anyway. Some of those faults are snagging items the developer should put right, and we will say so if that is what the photos show; others are the standard specification working exactly as specified, which is a design decision for you rather than a defect for them. Either way, you get an honest reading before you spend anything.

New installations by system

For a first or replacement installation, shower glass installation is planned around the finished opening:

  • Hinged shower glass doors where the door’s full swing clears the basin, WC and bathroom door. Wall-to-glass and glass-to-glass arrangements suit many Ranches 3 master ensuites, provided the fixed glass beside the door is properly braced.
  • Sliding shower glass doors where swing space is limited or the entry needs to stay within the enclosure line. Panel parking space and the clear entry left by the overlap are checked before the system is chosen.
  • Shower screens and fixed walk-in glass for an open, calm layout where the room and head position can control splash. A fixed panel can also be combined with a door rather than leaving an entry gap that sprays through.
  • Bathtub glass screens where the bath remains in daily use, with fixed or hinged glass sealed at the bath edge instead of a curtain.
  • Fixed-panel conversions. Many new villas are handed over with a fixed panel and an open entrance. If yours lets water escape, adding a door to a fixed panel may close the arrangement without discarding sound glass. The existing panel and its fixings are checked first; not every panel should carry a door.

Hardware finishes are chrome, black or gold. For the factors behind a quotation — glass, system, hardware, access and measurement — see how shower glass pricing works. This community page states no guide figures; the exact quote follows measurement.

First repairs on young glass

New glass can still need attention in its first years, and our shower glass repair route applies to Ranches 3 as much as to older phases. The typical young-glass faults are set-up faults rather than wear: a door fitted to a drawing that sits slightly out of line, seals that were never fully seated, a sliding panel whose guides were set tight, silicone lines with gaps at the ends. Each is diagnosed from photographs first, and the verdict distinguishes a simple adjustment from a genuine snagging defect — if it is the developer’s to fix, that is the route we will point you to.

What typically goes wrong in Ranches 3 bathrooms

Because the housing is new, the recurring problems here are planning and finishing problems rather than age. Glass specified from drawings is the first: it inherits tile thickness, wall truth and floor level as built, not as drawn. The second is one standard layout applied to every bathroom, so the room that needed a sealed door got an open panel and the room that needed swing clearance got a door that meets the basin. The third is the entry placed in the spray line — a fixed screen wide enough on paper but standing where the shower head fires through its open edge. Our guide to corner and L-shaped enclosure layouts works through entry position, swing and panel sequence before hardware is chosen, and it is worth reading while a Ranches 3 ensuite is still easy to change.

The encouraging part is that all of these are cheapest to correct now, before the bathroom has years of use built around them. A layout read at handover costs a conversation; the same layout read five years later costs a replacement.

How it works

  1. Send photos on WhatsApp — wide shots of the shower or bath, rough sizes, your cluster, and whether you are at snagging, handover or already moved in. Most quotes and diagnoses start there.
  2. We measure — once tiling and final levels are complete, the opening is measured as built: true widths, levels, wall condition and swing or slide paths, before any glass is cut.
  3. Glass is made — panels are cut and finished to those measurements, with hardware matched to your chosen finish.
  4. Install and seal — fitted and aligned on the day; water testing and first use follow the sealant’s curing time, confirmed in writing at handover.

Frequently asked questions

Do you cover all of Arabian Ranches 3?Yes — Joy, Spring, Sun, Bliss and Caya. The older phases are covered on their own page, because Ranches 1 and 2 glass is mostly at the repair-and-upgrade stage while Ranches 3 work is mostly first fitting and handover finishing. Tell us your cluster with your photos so the advice starts from the right stage.
We are finishing a Ranches 3 villa. When should we ask for measurement? After the shower or bath area is tiled and its final levels are available to measure. Start the conversation during snagging with photographs and rough sizes, but have the glass specified from the finished room rather than the developer’s drawing. That avoids an enclosure made for dimensions the bathroom no longer has.
Our villa was handed over with a fixed panel and an open gap, and water escapes. What are the options?Three, in order of intervention. You can live with the panel if the spray pattern settles once the head position is final. You can add a hinged door to the existing panel, closing the entrance while keeping sound glass — the panel’s position and fixings decide whether it can carry a door. Or you can replace the arrangement with an enclosure planned around the room. Photographs of the panel, the head position and the floor line usually show which option yours is.
The developer’s enclosure door does not close properly. Is that a repair, a snag, or a replacement?Start with diagnosis. A young door that does not close is usually an alignment or set-up fault — hinges set slightly off, seals not seated — rather than failed components. If the installation is the developer’s and the home is in its snagging period, the fault may be theirs to correct, and we will tell you if the photographs point that way. If you would rather have it resolved directly, adjustment is normally a repair visit, not a new door.
Should every bathroom in our villa use the same system so the house matches?Match finishes, not systems. A master ensuite with clear floor suits a hinged door; a tighter family bathroom often works better sliding; a bath in daily use wants a screen. Forcing one system through every room usually means at least one bathroom gets the wrong door. Keep chrome, black or gold consistent across the house and let each room’s layout follow its own clearances.
